    Transaction will hopefully be completed today. The buyer is very knowledgeable and knows he's purchasing a project.

    As for the miscreants who low-balled me...

    I'm not offended at all. It's just money and I'm sure there's no malice. However I would caution you when making a below-market offer cast your gaze forward and assume that you'll most likely have to cross paths with the seller again and the optics may not fare well for you. Whenever I kick someone in the groin I tell them straight up:

    "I'm confident that you can get more dough from someone else but what I can offer is a quick deal and you'll never hear me complain."

    Attempting to deceive a seller with BS, especially one who's been in a fair share of rodeos, is soooo gauche.
