do you think i could raise the roof, build a new roof, knock out the wall at the end of the garage, rebuild the extension for less than 12K.. if i had a contractor do it? or if i did all the work myself? I could do some things, like shingles, wiring, etc.. but i think the framing and the walls and raising everything would be better suited to an expert.

depends on your local economy, and your ability to help, combined with the perceived value of this on the part of your contractor....but I think so.

Makes me smile, over here the average size of a garage is 5x3 meters...:o. I have one of this size and do some serious work my SC. I need to be creative to manage the space and parts.

well my old garage was enough to fit the porsche in and thats about it. i could let Missy out, park on one side and barley have enough room to squeeze out on the other. I had to do all my work on the driveway. i feel your pain though and agree we are very lucky.

Have you checked your local zoning about the steel building? My community wont allow it.

I have, since we are not in the historic district (2 blocks away actually), we can do steel, and we can go as big as 30x24 (720 sq ft) in the city, but we have to have at least 25% of yard left, and 3 feet between the building and the property lines. we've already called the city and talked with a few people and we're good.

there are a few other houses in the area that have them (one a block a way, and another huge old vic we got into a bidding war with also had a fairly new 24x24 in the back too). I think 24x26 or 27 might be better as it would cover the existing pad area and not take up any more yard... but space is always a premium in a shop..

i like the idea of going with the original building if we can afford to make it work (to tie in with the age and look of the house) , but at the end of the day, I am going to do what makes more sense money wise. If i do a steel building i want to do it as tasteful as we can.

save that garage! :)

I would guess even if saving the current garage and possibly raising the roof would cost more, with the house you have, you'd be dollars ahead in resale value vs tearing down or adding a metal building. I had a garage built 10 years ago from scratch, 38x26 (3 1/2 cars) concrete block with brick front for about $26,000. Call some contractors and get some bid. You'll find someone to do it for a reasonable cost.
