rebuild vs leave alone - 2.4s engine

Currently i am running a Genuine 2.4 s mfi engine in a RSR clone - motor has been raced and is getting tired but still a good runner . i am looking to retire the engine and keep it as a future $$$ sale and build a 2.8 mfi engine for the RSR off a short block bitsa rather then alter a stock S engine.

is there any value $$$$ in rebuilding the s engine for future sale or leaving it alone when you compare the values for old but running vs new build

I would think that disclosing the motors tired condition and selling it" as is " Is the least amount of risk. Why spend the money to freshen it and have it not sell for what you need out of it. 2 dot 4 engines are in demand no matter the condition and the buyer will be happier rebuilding it himself instead of taking a risk on someone else word. IMO
